1200 East West Highway Starts Construction
By Silver Springer • Jun 1st, 2007 • Category: Real EstateAn excavator has moved onto the site of the former All Tune & Lube, demolishing the former mechanic shop and a larger car detailing shop next door.  Home Properties purchased the site and project plans from Centex Homes who would have included the building as part of its ‘City Homes ’ division.
The project was assumed to be dead after the sign boards were removed from the site, the sales office proclaimed the project was on hold because of “construction issues†and the project was no longer featured on the Centex City Homes website. 1200 East West was the only high-rise project featured, Centex later cancelled low rise projects in Takoma Park, D.C. and Alexandria, Va .
Home Properties is keeping physical plans as is but will spring for apartments instead of condos which the company specializes in. The Rochester, NY developer is  also planning the Falkland North development.
1200 East West was named one of the best projects particularly because of the architecture and ground floor retail, an amount that measures close to the much larger Silver Spring Gateway Project across the street and now under construction.
1200 Blair Mill, a condominium project next door recently started construction. With the completion of 1200 East West the vacant parcels on the East West highway block of South Silver Spring will be built out.

I noticed the demolition signs this morning… It looks like this is going to be an intersting intersection for the next 2 years. Mayorga business is already suffering, I wonder if it’s going to get worse now that both sides of the street will be affected.
I wonder how long it’s going to be before someone gets run over…
I would hold my breath walking by that site too. I hear there’s asbestos in the larger mechanic shop.
Uggh. I avoid driving that part of east/west highway as it; its only going to get worse!
One can only hope that this new project will distract Home Properties for a little while from turning my house into a pool (at Falkland North)!
In this day and age, do they really think that over 240 units and only 220 parking spots will work? I realize they’re taking public transportation to heart, but lets be practical.
Is there any information available about what what kind of “retail” they will target for the ground floor?
With that kind of square footage, I can’t imagine them getting anything except a dry cleaners, a sandwich shop and/or anything else that can squeeze into small spaces.
Not that I know of but I would contact the South Silver Spring Neighborhood Associationand fill out a survey, letting developers know what you want in the area.
10,600 square feet, which is quite significant. I would like to see another night club but that probably wont happen for the fact that it’s residential.
I’m sure the ground floor retail will be vacant just like it has been at the Bennington for the past 3 years.
10,600 is significant if it is one space, however, these kinds of developments typically break that up into 4 or 5 smaller “neighborhood retail” sized spaces. I’m sure we could find out by scouring the MoCo planning dept. Web site, but I’m too lazy : )
What’s up with Silver Springer? I saw you on another message board bashing The Veridian, and now you’re dogging the 1200/1215 East West properties. Is this some sort of supervisory committee appointing themselves boss of the historical Silver Spring community?
Some of you really need to find hobbies offline because you are a piece of work!

I don’t know what you’re talking about, I’ve always given 1200 East West praise. Now if you’re talking about the Veridian (formerly Spring Gateway) then that’s another story. Nothing to hide here, I’ve already rated them a while ago.
