Zoning Text Amendment No. 07- 14 Passes With Full Vote From PHED Committee

ZTA 07-14 passed with a full 3-0 vote from the Planning, Housing & Economic Development (PHED) Committee.

The three Councilmembers on the committee, Marilyn Praisner (Chair), Nancy Floreen, Marc Elrich voted in favor without amendment to the text.

ZTA 07-14 was introduced by Councilmembers Ervin, Floreen, Leventhal, and Trachtenberg to increase the maximum heights to 200′ft in the Ripley/South Silver Spring Overlay Zone for buildings with ground floor retail. Radio antennas and satellite dishes would not be included in calculating the height.

Currently the maximum height in the zone is 143’ft unless the development is within 800 feet of the metro station entrance, even though existing buildings like Silver Spring Metro Center 3 (part of NOAA complex) is 228’ft.

If the amendment was passed at an earlier time, projects like the Silver Spring Gateway and 1200 East West Highway would be allowed to be 200’ft because of their CBD-2 zoning.

ZTA-07-14 is tentatively scheduled for a full Council vote on November 28th, 2007

  4. Interesting. There are a lot of office developments where the developers built two or three similar buildings, such buildings being the taller ones in SS. Probably because the land was cheap back then. Of course, what do I know?

  5. I’m still aiming for a 2,000 + foot building, so this change is inadequate.

  6. If I ever amount to anything, I’ll give it a shot…maybe not 2000 feet though.
